Due Diligence, Governance & Compliance
How opportunities are vetted, how the platform is governed, and what compliance standards apply.
What is Blockx's due diligence process before an asset is offered to investors?
As set out in Section 7, every opportunity undergoes legal, financial, technical and commercial due diligence before being structured into fractions. This is intended to reduce (though never eliminate) the risk of asset-level surprises after investors have committed capital.
Does Blockx carry out know-your-customer (KYC) checks on investors?
Given Blockx's target audience includes international investors, diaspora investors and family offices, and given the regulatory environment around cross-border capital movement, KYC and anti-money-laundering checks should be expected as part of investor onboarding. The specific KYC requirements applicable to your jurisdiction and investment size should be confirmed during onboarding.
What legal and regulatory framework governs Blockx Fractional investments?
The Fraction Holder Agreement is stated to comply with applicable Gambian law for Gambia-based assets, with dispute resolution via arbitration. Whether a given fractional offering constitutes a form of collective investment scheme under local securities law — and what licensing or disclosure obligations that may trigger — is a jurisdiction-specific legal question that should be confirmed by qualified local counsel rather than assumed; this varies by country and by how each specific offering is structured.
Who manages the property day to day, and are they qualified to do so?
Property management is handled by a dedicated function within the Blockx ecosystem, covering property maintenance, inspections and quality control, vendor and contractor management, and utilities and operational oversight. Rental management (guest screening, bookings, check-in/check-out, housekeeping and guest support) is handled separately, alongside dedicated legal & compliance and marketing & sales functions, all coordinated centrally through Blockx.
How is financial reporting handled, and how often will I receive statements?
Investors are entitled to transparent reporting, regular financial statements, and ongoing investor communication as part of the FHA's investor protections. The specific reporting cadence (e.g., monthly, quarterly) should be confirmed in the documentation for each asset.
Are Blockx's supporting partners (insurance, financial, valuation) independent third parties?
The Blockx ecosystem references distinct supporting partner categories — interior & furnishing, insurance, financial partners, and valuation & advisory — positioned as specialist partners supporting the platform rather than functions performed internally by Blockx itself. The specific identity and independence of these partners for a given asset should be confirmed as part of that offering's due diligence pack.
