Returns, Income & Distributions

How and when investors are paid, and what drives the size of those payments.

How do I make money as a fraction holder?

Returns can come from up to four sources: rental income generated by the asset, appreciation in the value of the asset over time, proceeds from the eventual sale of the investment (in full or via resale of your fraction), and, where applicable, refinancing opportunities on the underlying asset.

Is rental income the primary return, or is personal use of the property the main benefit?

Investment return is the primary objective of every Blockx Fractional offering. Where personal usage rights are offered on selected hospitality or residential assets, this is an optional benefit layered on top of the investment case — never the main reason to invest, and never positioned as such.

How often are distributions paid?

Distribution frequency and mechanics are set out in the Fraction Holder Agreement and financial reporting for each specific asset, since it depends on the asset's rental cycle (for example, short-term holiday rental income versus long-term commercial leases). Investors should confirm the distribution schedule for a given offering before investing.

How is my share of rental income calculated?

Rental income is distributed to fraction holders according to their ownership percentage, after deduction of the fees and costs disclosed for that asset (see Section 6). Reporting is intended to be transparent, with regular financial statements provided to investors.

What happens to income during periods when the property is vacant or under maintenance?

Vacancy and maintenance periods reduce gross rental income for that period, and the impact is shared proportionally across fraction holders in line with their ownership percentage, consistent with how income is normally distributed. Specific vacancy assumptions and any reserve or smoothing mechanisms should be confirmed in the offering documentation for the relevant asset.

Are returns guaranteed?

No investment return is guaranteed. Rental income, occupancy, and capital appreciation are all subject to market conditions, asset performance and broader economic factors. Blockx's role is to apply professional sourcing, due diligence, structuring and management to improve the quality and consistency of opportunities offered — not to eliminate investment risk, which cannot be eliminated in any real-asset investment.

How is capital appreciation realised — do I need to wait for a full sale of the property?

Capital appreciation can be realised either through a full exit (sale of the entire property, distributed proportionally to fraction holders) or through resale of your individual fraction via the applicable internal marketplace mechanism, where available. See Section 9 for exit mechanics.
