How Fractional Ownership Works
The mechanics of buying, holding and benefiting from a fraction of an asset.
What exactly am I buying when I purchase a Blockx fraction?
You are acquiring a defined percentage interest in a specific asset — for example, one of five equal 20% fractions in a rental villa — evidenced by a legally binding Fraction Holder Agreement. That agreement sets out your ownership percentage, your entitlement to income and appreciation, your rights as a fraction holder, and the terms under which you may transfer or exit your position.
How many fractions is a typical property divided into?
Fraction counts are structured per opportunity and typically range from 2 up to 12 or more, depending on the total investment value, expected rental income, market demand for that asset, and the intended exit strategy. There is no fixed rule — each offering is sized individually.
What types of assets can I buy fractions in?
Initial offerings focus on income-producing real estate, including rental apartments, villas, resorts, holiday homes, apartment buildings, and commercial property such as offices, retail units, warehouses and mixed- use developments. Over time, the same structure is intended to extend to agricultural assets, development projects, operating businesses and larger strategic capital opportunities.
Do I own a physical, identifiable part of the building?
No. Your fraction represents a proportional beneficial and economic interest in the whole asset, not a specific physical unit or room. Income, costs, appreciation and (where applicable) usage rights are allocated according to your percentage share, as defined in the Fraction Holder Agreement.
How is the number and size of fractions decided for a given property?
Sizing is driven by four factors: the total investment value of the asset, its expected rental income, prevailing investor demand for that type of opportunity, and the planned exit strategy. This analysis is completed during the structuring stage of the investment lifecycle, before the offering is marketed to investors.
Can I buy more than one fraction, or fractions in more than one property?
Yes. Fractional structuring is specifically designed to allow diversification — investors can hold fractions across multiple properties and, over time, across multiple asset classes, rather than concentrating capital in a single asset.
