Our launch market

Why we started in The Gambia

The Gambia is our primary launch market because we are physically here. Our team works from Bijilo, walks the sites, meets the developers and lodges the searches in person. That presence is the difference between a brochure and an investable Gambian real estate opportunity.

For diaspora and international investors, The Gambia offers an English-speaking common-law jurisdiction, a registered land system, coastal tourism demand and entry prices still well below comparable West African beachfront. We combine that with local management so the asset performs after completion, not just on paper.

The investment case

What makes Gambian property worth underwriting

Political stability and English law roots

The Gambia is an English-speaking common-law jurisdiction with a registered land titling system, making title searches, transfers and lease structures familiar to international investors.

Tourism-led rental demand

The coastal strip from Bijilo to Brufut and Tujereng draws a long European winter season, supporting short-let and serviced-apartment yields alongside a growing expatriate rental market.

Diaspora and remittance economy

A large Gambian diaspora across Europe, the UK and North America sustains steady demand for quality housing, plots and completed buy-to-let stock.

Land still priced below regional peers

Serviced coastal and TDA land in The Gambia remains materially cheaper per square metre than comparable West African beachfront in Senegal, Ghana or Cape Verde.

Where we invest

The Gambian corridors we know street by street

Brufut Heights & Tujereng

Kotu & Senegambia

Mature holiday-let catchment with the deepest short-stay occupancy and the shortest lease-up periods for finished apartments.

Purchase agreement or Fraction Holder Agreement, stamp duty and transfer costs quantified in writing, with funds flow set out step by step.

04

Manage and report

Gambia questions

Investing in The Gambia, answered

Can foreigners buy property in The Gambia?

Yes. Non-Gambians can acquire freehold and leasehold interests in The Gambia, subject to registration at the lands registry and payment of applicable transfer taxes and stamp duty. Blockx coordinates the legal work and confirms title before completion.

What is the minimum to invest in Gambian real estate through Blockx?

Whole-property purchases are priced per asset. Fractional participation in Blockx mandates typically starts at approximately USD 25,000, where each fraction represents a 25% economic share of a specific unit.

What costs apply on top of the purchase price?

Expect stamp duty and transfer fees, legal and registration costs, survey where required, and for apartments an annual service charge and asset fund contribution. Every cost is set out in the factsheet before you commit.

Which currency do I invest and receive income in?

Purchases are usually denominated in EUR or USD, while local operating costs and some rental income are settled in Gambian dalasi (GMD). Blockx reports per currency without blending exchange rates.

Can I invest remotely from Europe or the diaspora?

Yes. Onboarding, KYC, document signing and payment instructions are handled remotely, and holdings, documents and distributions are visible in the Blockx investor portal.
